Realty Advantage Partners Inc. collects an incredible amount of information. Each piece of information is used in one or more of our systems so that our staff can make the best decisions possible. The information can also be shared with owners on a weekly and monthly basis. Owners can login to their owner’s account and access real-time information, such as open and closed work orders, weekly leasing reports and monthly financial reports.

People

Realty Advantage Partners Inc. employs the right people for the right jobs. By leveraging economies of scale, we accomplish an incredible amount of work with highly effective team employed by Realty Advantage Partners Inc. We have a small maintenance team that completes most maintenance tasks for a much lower rate than a 3rd party contractor. When we require a 3rd party contractor (i.e. plumbing, electrical, special project), the rate is considerably lower because we have negotiated special pricing for all properties in our portfolio. By employing a small maintenance staff, we can attract the best people and train them into a streamlined system for maximum efficiency.

Tenant Placement

Property marketing using online tools and other methods, perform showings, rigorous tenant screening including credit and background check by 3rd party, ensure compliance with Minnesota and national laws, furnish comprehensive lease generated by the most prominent property management attorney in Minnesota.

Building Grounds and Maintenance

Routine maintenance performed by highly skilled maintenance technicians for a steeply discounted price, 24-hour paging systems so maintenance is notified in case of emergency, use of Realty Advantage Partner’s discount vendors, preventative maintenance, oversee lawn and snow removal services, city inspections and code compliance, turns.

Administrative

Rent collection, process tenant requests, answer tenant questions, evictions, move-in and move-out inspections, maintain tenants files, legal forms, annual processing of MN Certificate of Rent Paid (CRP), tracking lease end date, monitoring competitive landscape, ensure compliance with local government requirements including rental license.

Planning and Strategy

Property evaluation, marketing plan, identification of improvement projects to increase value, gathering bids of major projects, identification of comparable rental properties, generation of rent studies.

Realty Advantage Partners Inc. can offer some of the most competitive rates in Minnesota because it has created a set of systems that are more efficient than the competition.  Most owners sign up for both Property Management and Tenant Placement services.  Below is a table that shows the fees when owners sign up for both:
